We walk your block, review zoning, overlays, frontage and services, and tell you honestly what the site allows and what it will cost. No obligation.

Concept design & preliminary agreement

Custom floor plans and a 3D perspective of your facade, designed for your block. A preliminary agreement covers the design work, not a commitment to build.

Fixed-price tender

A fully scoped, fixed-price tender built from a site survey by a registered surveyor. The number you sign is the number you build to.

Demolition & approvals

We manage demolition end to end, including asbestos removal by licensed contractors, service disconnections and the DA or CDC approval pathway.

A disciplined build program with direct access to your builder throughout, finished with a detailed walkthrough and full statutory warranties.

Do you manage demolition and asbestos removal?

Yes. Demolition approval, asbestos identification and removal by licensed contractors, service disconnections and site clearing are all managed by us as part of the project. You deal with one builder from demolition to handover.

DA or CDC. Which approval pathway will my rebuild use?

It depends on your zoning, lot size and design. Many knockdown rebuilds qualify as complying development (CDC), which is significantly faster than a council DA, often weeks instead of months. We assess the pathway during your free feasibility assessment and design to suit it where that makes sense.

How long does a knockdown rebuild take end to end?

As a guide: 2 to 4 months for design, 1 to 4 months for approvals depending on the pathway, a few weeks for demolition, then 10 to 16 months of construction depending on the home. Most projects run 18 to 24 months door to door, and we give you a realistic program up front.

Can we stay in the house during design and approvals?

Yes. You only need to move out when demolition starts, so you stay home through design, tender and approvals, which is typically the first 6 to 8 months. We flag your move-out date early so you can plan rental timelines with confidence.

What does a knockdown rebuild typically cost?

Do you build in heritage conservation areas?

In heritage conservation areas demolition is usually prohibited, so a knockdown rebuild is rarely approvable. We advise honestly on this at feasibility, and in HCAs we often recommend a major renovation or extension instead, which we also design and build.
