For the home you can't knock down and won't leave. Structural additions, whole-house renovations and heritage-sensitive extensions, managed by one licensed builder with a fixed-price tender before you commit.
What We Build
Haberfield, Ashfield, Summer Hill, Balmain. Demolition is usually off the table, so we design additions that satisfy council and transform the home behind the facade: new living zones, natural light, modern services, all inside the rules.
Adding a level to a single-storey home on a tight block. Engineered for the existing structure, with stairs, light and the ground floor replan resolved from day one rather than forced in later.
Structural reworks, new kitchens and bathrooms, rear extensions and full internal replans, all under one contract and one builder, so nothing falls between trades.
The Journey
We walk your home and block, look at the existing structure, zoning, overlays and access, and give you a straight answer on what is achievable and a realistic budget range. No obligation.
Plans for the addition or renovation designed around the house you already have: structure, stairs, light and services resolved together. A preliminary agreement covers the design work, not a commitment to build.
A fully scoped, fixed-price tender built from a site survey and a structural inspection of the existing building. The number you sign is the number you build to.
We manage the approval pathway, whether that is a council DA in a heritage conservation area or a faster CDC through a private certifier where the site allows it.
A disciplined program, staged so the disruption to your household is planned rather than discovered, with direct access to your builder throughout and full statutory warranties at handover.

Straight Answers
Often, yes. For a rear extension or a staged renovation we can usually keep part of the home liveable and sequence the works around you. A second storey addition is different: once the roof comes off, most families move out for the structural stage, typically 8 to 12 weeks. We tell you which applies at feasibility so you can plan early.
It depends on your zoning, the size of the addition and whether you are in a heritage conservation area. Many extensions on standard residential lots qualify as complying development (CDC), which is faster than a council DA. In conservation areas a DA is usually required. We assess the pathway during the free feasibility assessment and design to suit it.
As a guide: 2 to 3 months for design and engineering, 1 to 4 months for approvals depending on the pathway, then 6 to 9 months of construction depending on the scope of the ground floor works. We give you a realistic program up front and a fixed move-out window if one is needed.
Every home is different. The condition of the existing structure, the extent of structural change, access and finishes all move the number. The fastest way to a realistic figure is the free feasibility assessment, or use our build cost calculator for a personalised estimate reviewed by a builder.
Yes, and it is a large part of what we do. Haberfield, Ashfield, Summer Hill, Balmain and Leichhardt all have conservation controls that rule out demolition, so the answer is a well-designed addition behind the retained facade. We design for approval from the first sketch.
We focus on major structural work: second storey additions, substantial rear extensions and whole-house renovations, typically from $600,000. If your project is smaller than that, we will say so at feasibility and point you in the right direction.
