At B Modern Homes we understand that every customer needs are different and no two projects are the same. Our easy 3 step process ensures gets you started without all the headaches.

Step 1

Free Design Consultation

Completes a one-on-one design consultation with our in-house Architects to understand your initial requirements i.e. design needs, regarding room configuration and size, budget, time frame to build and product type, e.g. Knock Down Rebuild, renovation or custom new construction (Greenfield).

Step 2

Estimate

A detailed preliminary estimate (Tender) which includes your initial designs, site survey and fixed price tender is presented to you.

The cost for a preliminary estimate varies depending on the size of the project, and we are extremely competitive.

Step 3

Deposit

Once you have reviewed and approved your Tender agreement, an initial deposit is paid and construction plans are drawn up.

How much can I customize my home?

At B Modern homes we understand that your home design needs to meet your individual requirements and no two wish lists are ever the same!

 

That’s why we let you make changes to your home’s architecture, such as; expanding a room, adding an extra bedroom, changing the roofline and more.

Inclusions are typically available in two formats:

  • Standard/base level inclusions please specify
  • Upgraded inclusions please specify

 

Most builders offer multiple levels of inclusions. As in, the base price will have certain inclusions already built into the price, but you also have the option to add even more with luxury upgrades.
Base home prices are to be used as a guide only.

 

Standard/base level inclusions:

  • floor to ceiling tiles,
  • Laminate flooring,
  • 40mm Caesarstone Bench-top,
  • Aircon,
  • Smeg appliances &
  • 2590 Ceiling heights
  • 40mm Marble Bench-top,
  • Hybrid Flooring,
  • ILVE Appliances,
  • raised ceiling heights – Ground floor 3m Ceiling and First floor 2.7m Ceiling,
  • Landscaping & wine Cellar under stairs.

Before you even begin designing your new home, we need to know the following:

  • Your lifestyle needs
  • Your budget
  • Do you have land – if so, what is the size of your lot?
  • Your time frame to build
  • The location you are building

 

Based on this information, we will work with you to find a home design that fits your needs.

The land you buy determines the parameters and limitations of your home both structurally and aesthetically. For example, certain developments have design guidelines you must follow (typically set by the Developer), or if you’re building a new home after knocking down an existing dwelling there may council guidelines in place that need to be adhered to.

Depending on which avenue you take, whether you choose to build of our designs, or create a custom design – the B Modern team can work with you from concept design stage all the way through to Council submission.

 

There are some costs incurred before contracts are signed, but they will be included in the initial cost estimate.

B Modern Homes are happy for customers to engage with some of their own preferred trades/supplier. We do offer an element of flexibility and we can collaborate with some trades/suppliers of your choice as long as we are made aware of any arrangements before construction commences.
We do require each tradesperson to be fully licensed and insured.

You are welcome to come on site if you are accompanied by a representative from B Modern Homes. We adhere to a strict safety policy with all tradespeople, suppliers and visitors to site. It is imperative to maintain this policy throughout the course of construction.
